Lusso is delivering the complete exterior envelope package, including 3M waterproofing systems, framing and substructure, Cavityrock insulation, and the comprehensive supply, design, fabrication, and installation of the ACM cladding system. From the underlying waterproofing and thermal assembly to the engineering, fabrication, and final architectural panels, our team is managing the envelope as an integrated system—bringing together technical performance, precision detailing, and a striking modern façade. 1367 Pockwock Road — Flat Roofing System Scope of Work: Complete supply and installation of a high-performance flat roofing assembly, including: * Self-adhered vapour barrier * Polyiso rigid insulation * Custom tapered cricket insulation designed to direct water toward roof drains and provide positive drainage with secondary slopes * Fast-N-Stick modified bitumen base sheet * Torch-applied modified bitumen cap sheet * Complete detailing and finishing of the roofing membrane system The roofing system was completed using IKO roofing products, delivering a durable, fully integrated waterproofing assembly designed for long-term performance and effective water management.

Osprey Village Client: FH Development Group Lusso delivered a complete building-envelope and exterior cladding package for Osprey Village, combining high-performance weather protection with a modern architectural finish. The scope included WrapShield IT air and moisture barrier, 3M waterproofing systems, and the complete installation of the exterior cladding package. The façade features MAC Metals Harrywood+ for the warm wood-look architectural elements, complemented by blue metal board-and-batten cladding. The combination of contrasting finishes creates a distinctive contemporary exterior while providing a durable, weather-resistant building envelope designed for long-term performance.
