Ocean Vista is a 20-storey multi-residential development by RoMa Developments featuring a complete high-performance ACM exterior envelope delivered by Lusso Contracting.
The project showcases an energy-efficient wall assembly designed to minimize thermal bridging while providing durability, weather protection, and a clean contemporary architectural finish.
Lusso completed the full finished building envelope scope, coordinating the insulation, engineered substructure, and ACM cladding system into one integrated façade assembly designed for Atlantic Canada’s demanding climate.

Installation of SOPREMA high-performance exterior wall assembly

Detailed installation to achieve a clean, sharp, and consistent panelized architectural appearance
High-Performance Envelope
The integrated SOPREMA wall assembly combines thermal clips, polyiso insulation, Rockwool mineral wool, engineered substructure, and Stackbond ACM cladding to create a durable and energy-efficient exterior envelope.
The system is designed to minimize thermal bridging while improving long-term building performance and providing protection against Nova Scotia’s coastal weather conditions.
Ocean Vista demonstrates Lusso Contracting’s ability to execute technically demanding, high-rise ACM building envelope systems from substructure and insulation through fabrication and final cladding installation.

Custom ACM design, layout, fabrication, and execution!
Watertight application with a continuous air and vapour barrier extending seamlessly from walls to windows and soffits, with no penetrations, gaps, or omissions. Continuity matters!
Continuous Façade Alignment. The façade was meticulously laid out to maintain perfectly straight and continuous spline lines around the entire building. Vertical panel joints are precisely aligned across elevations and carried seamlessly into the soffits, creating strong architectural continuity and a clean, highly refined appearance.
Large-Scale Façade Execution
A highly coordinated installation involving extensive field measurement, fabrication sequencing, material logistics, access planning, and installation across multiple elevations.
